What is softwashing?

Softwashing is a low-pressure cleaning method that does the work chemically rather than by force. Instead of firing water at your wall, we apply a professional-grade biocide that penetrates and kills the algae, lichen and moss living in the surface of the render.

The organism dies, loses its grip, and weathers away naturally over the following weeks. No aggressive pressure, no damage to the finish, and because the spores have been killed rather than simply removed, regrowth takes far longer to return.

Why you should never pressure wash render

We get called out to fix pressure washing damage regularly, and it's rarely cheap to put right.

Modern renders — K-Rend, silicone thin coat, monocouche — have a thin decorative finish over the base coat. High pressure strips that finish, leaving patchy, lightened areas that can't be reversed without a full re-render. On traditional roughcast and pebbledash, pressure washing dislodges the aggregate and leaves bare patches.

Worse, forcing water at pressure into a wall can drive moisture behind the render, leading to damp inside the property and, in cold weather, cracking as it freezes. Most render manufacturers explicitly exclude pressure washing from their guarantees.

Softwashing avoids all of it.

Our process

1. Free assessment. We visit, identify the render type and the growth on it, and quote you a fixed price. No obligation.

2. Protection. We cover and pre-wet planting, and protect any surfaces that need it.

3. Application. The biocide is applied at low pressure across the full treated area, worked into heavier growth where needed.

4. We leave it to work. This is the part that surprises people — see below.

5. Follow-up. We check the result and address anything that hasn't fully cleared.

What to expect afterwards

Honest expectation setting, because this matters.

Biocide treatment is not instant. You'll usually see a noticeable change within the first week or two, but the full result develops over roughly four to twelve weeks as the dead growth breaks down and weathers off the wall. Heavy lichen can take longer still.

That's not the treatment underperforming — it's how it works. Anything that gives you a perfect wall in an afternoon has almost certainly been blasted clean, and you'll see the growth back within a season because the spores were never killed.

Done properly, most properties stay clear for two to four years, depending on aspect, shading and how much tree cover you have.
